21 DOM, 2 open houses, 5 showings, no offers. Priced about $4 sq ft too high but has lots of upgrades. Is it too early to suggest a reduction in price?

I don\'t think it is too early to consider a price reduction based on the fact that you say the list price is somewhat high even though the home has considerable upgrades. The very first showings are the most important as those are usually the buyers looking in that particular area. With five showings and no offers you may be able to determine that the upgrades are not enough to entice a buyer to pay slightly over market.
