I lived at Sunset Shadows from September 2023 to September 2025. I originally chose this property because I needed something under $1,000, and this was one of the few options available at the time. I did a blind lease, and when I arrived on move-in day, I was very disappointed. The unit I received was filthy—there were dead roaches inside kitchen drawers and under the sinks, the bathtub and walls were dirty, and the carpet was stretched out and stained. I had to request that the unit be re-cleaned, which still took days to address.
The apartment itself (I lived in unit 232, a “classic” style) was small and outdated—popcorn ceilings, mismatched appliances, and overall in poor condition. From the very beginning, pest control was a major problem. Roaches were constant, and the only way I could minimize them was by keeping the air very cold. This is clearly an ongoing infestation issue, not just an isolated case.
When I first moved in, the one upside was that the property was relatively quiet and seemed safe enough for kids to play outside. Unfortunately, that changed drastically over time. By the end of my lease, the complex was loud, disruptive, and felt unsafe. There were frequent parties, loud music in the parking lot at all hours, and outdoor lighting in parts of the property was not working, making it uncomfortable to walk around at night.
The grounds were “somewhat maintained”—landscaping was done weekly, but the dumpsters were constantly overflowing with trash piled around them, leaving the property smelling bad. The laundry facilities worked inconsistently; some machines were often broken.
Management and leasing office staff were consistently rude and dismissive throughout my stay. Maintenance response times varied—sometimes same day, sometimes not—but even when issues were addressed, it was usually a temporary band-aid fix rather than a thorough repair. One positive is that when my A/C went out in the summer, it was restored by the end of the day, but that was an exception, not the rule.
Rent did not increase for me after the first year (because I negotiated), and while I technically “got what I paid for” with a two-bedroom under $1,000, the experience was not worth the headaches. My move-out process was the worst part: after giving notice, maintenance tried to enter my unit without notice or authorization while I was working from home. I had to threaten legal action to stop it from happening again.
Overall, I would not recommend Sunset Shadows unless you are truly in a desperate situation and just need a roof over your head. If you can do better, do better. The low rent might seem attractive, but the trade-offs in safety, cleanliness, and professionalism are simply not worth it.
