Congratulations for getting approved Lili! You have taken the first step to purchasing your new Home.To answer your questions, yes there are homes out there that will still be able to purchase. Getting approved gets your ready to be able to put in an offer when you find the next home that you fall in love with. Your next step will be to an agent to work with to help you negotiate will the sellers agent once you have decided on a property. In the current market, houses are flying off the market faster than they are getting listed.Being pre approved by your lender will give you a hands up on not having to wait on a Pre-Approval before submitting an offer. Hello Steph, as other have stated it may be difficult but there are some out there that will give second chances. I have had a couple landlord clients that would be compassionate. Now with that compassion will generally come with different stipulations on renting. You may suggest paying a few months a head of time if possible. Offer putting down the security deposit plus two months. Ac couple of my clients have even been ok with starting out on a 3 month lease as a probationary basis and then renew after three months if the all went well. I would say the first step is to make sure you have a Realtor® you can work with as it will definitely with negotiating terms and helping talk you up to the listing agent. Hope this helps Steph!

Are the requirements the same to get a loan?

Hello Jacqueline, \n\nI wanted to take the time to answer your questions about hone loans / land loans. They are quite different in the eyes of a lender even if you would like to build a house on it some day. Check different lenders because there are quite a few lenders that do not deal with land loans. Also on land loans the down payment is generally larger, in the 10-25% range. TDECU being the only one I have found thus far in the 10% range and that is with pretty good credit. \n\nAlso be sure to have your agent check for restrictions. All areas are different and therefore land restrictions will be different. Some areas will allow livestock and horses while some only horses and some areas only 1 horse allowed, some properties will have residential restrictions which generally means no mobile home. Some properties may not be restricted except no mobile homes. Bottom line you will just want to check that to be sure. If you plan to build on the land, speak with your Real Estate Agent, he/she would be able to suggest some good builders int he area and start that process with you as well. \n\nI hope this helps! :)
