I am unable to search on HAR for areas or neighborhoods where there are no Homeowner Associations

Go to Matrix and do a property search. Add a field for Hoa and then dropdown and select No. You can also go to restrictions and dropdown to No restrictions. Sometimes there are properties that have no HOA but have deed restrictions.

How long do you need to be terminated to reset cdom?

90 days . It is also a good idea to terminate the listing and complete a new listing agreement

Create a flyer with the address and date/time, listing the listing agent's name in small print, and plan your directional sign placement, getting homeowner permission before putting them up the morning of.Coordinate with the listing agent ahead of time. Ask about special home features, whether the property will be vacant, and lockbox access. Agree on how and when you'll send feedback afterward, and know your role if the seller comes home early: you don't represent them, so any questions should be directed to the listing agent. Pack an open house bag with consumer notices, buyer agency contracts, seller disclosures, an MLS printout, buyer and seller guides, a sign-in sheet, feedback forms, and area comps so you can speak knowledgeably about the market.Before heading to your own open house, schedule agent pre-views of other nearby homes for sale, timed right after it ends, which keeps you productive and builds your local expertise. On the day of, arrive 40 minutes early to stage the house by checking locks and windows, tidying walkways, and securing valuables. Stay centrally located rather than trailing visitors, and capture leads using sign-in sheets and scripts, such as offering to notify visitors of the sale price or inviting them on your preview appointment.After the open house, follow up with feedback. Email the listing agent letting them know who attended and their impressions of the home. Pass along contact info only for visitors already working with an agent, giving both their info and their agent's.
