A Real Estate Professional should honest, reliable and knowledgeable. What I value the most is the relationship and knowing that the Real Estate Professional has my best interest at heart. Having an agent that understands what your goals are when buying or selling real estate is such a blessing.

What can I do to ensure a smooth closing?

Everything in you power is what you do. Your main goal is to protect your client at all times. Best way to do this is to keep your education up to date. When you go into escrow, make sure you know all the facts about the contract and the terms on the contract that could affect the client. After the executed contract, send your clients a breakdown of all the dates and deadlines on the contract. Monitor these dates by making calendar entries. Some crm also help with tracking progress. Call the Lender (if any), Title Company or anyone part of the transaction and make sure they also understand that everyone here is working towards a common goal. Find out from the lender where the client is in the process, before, during and especially the last phase of a transaction. Call the title company right after the commitment has been received and ask them their professional advise. Don\'t wait until last minute to send an amendment that could put the earnest money at risk. Make sure there is enough time allocated for each step, like survey deadline for example. If the property is far out and acreage, you will probably need more time for the survey than in a subdivision. Call the lender and ask them what the turnaround normally is for a survey. Best thing you can do is to monitor all your escrows every morning and communicate to all the people on your team (Lender, title, transaction coordinators etc). It doesn\'t always go as plan, so set the expectations from the start and let you client know that from time to time, unforeseen things could happen. Hi All, Question, if you have an active listing and the seller is in the process of closing on a personal house next Friday. In order for the paperwork to clear for condition, the lender need to show proof that the seller need to unlisted his current listing. Is it best to “ withdraw “ or “ terminate “ the listing? Please advise and thank you.

Make sure you terminate the listing and not the agreement. It is rather strange that the lender requested that.
