There\'s a home floorplan that I am in love with. Is there any way to search only those homes with that floorplan?

Greetings! Dulce, YES! There is a good possibility that we can set up an Automatic MLS Search for a home with the floor plan that you are in love with. It will be helpful of course, for you to provide additional information about your \"Dream\" floor plan; such as the total sq footage, 1 or 2 storey, the # of bdrms/baths, and those special features you find appealing. Examples of these features could be- an island kitchen, a private balcony, or a mother-in-law / split bedrooms plan. MOST helpful will be the name of the builder & floor plan, if by chance you saw this home in a new home community. Builders will usually build the same floor plans in many different master planned neighborhoods. So if you can provide this info, then an experienced Realtor, such as myself, will have knowledge of the various neighborhoods the builder built that particular floor plan in - or at least can track down that info for you. I would also check with competing builders for similar floor plans since builders will often copy popular design ideas from each other. > If you saw the \"dream\" floor plan in a pre-owned home instead of a new home, then it will be easy to set up an automatic search on your behalf, inputting the square footage and special features of that floor plan. When a home is listed with your desired features, you will receive an email alert and can schedule a time to view. Dulce, I definitely understand your excitement at finding The Perfect -FLOOR PLAN and wanting to tailor your home search to finding-just- that floor plan. But I can say from experience, that many of my buyer clients felt the same, - until they found The Perfect- HOME, which also met other important considerations like quality schools, neighborhood amenities, etc.

what is the difference between pending and option pending

Greetings! Thanks for your question. In the Multiple Listing System (MLS) that the Realtor''s Association uses, there are several statuses that listings of properties can fall within. First, of course is the ACTIVE listing - when the property is totally free from any contracts and is open to offers from potential buyers. Second, is the OP / Option Pending status. This is where the seller has accepted an offer from a buyer and there is a fully executed/signed and legally binding contract - BUT, the buyer has paid a small option fee to the seller, for the right to opt-out within a certain agreed upon period. Option periods are typically between 7 -15 calendar days and buyers can Opt out / terminate the contract for any reason during that period. Typically during the option period, buyers will have inspections, and then negotiate repairs with the seller. If things change from the original contract, a Contract Amendment must be agreed to by both buyer and seller and signed before the option period expires. If the buyer elects to proceed beyond the option period, THEN, the listing agent has the choice to change the status to either PS (pending, continue to show) or P (pending, no more showings). During these stages, the buyer is often finalizing their mortgage financing. A home with a PS status will still be visible and accessible on all internet, home listing websites, whereas a home with (P) pending, no more showings status, will no longer even be visible to consumers. Most sellers decline showings of the home during this time. Though it is possible that a listing in PS or P status can still come back on the market, the odds are greater that it will not and that the transaction will proceed to final closing. Thus, the buyer will need to decide if they should move on and focus on those Active listings or wait the 30-60 days to see if that listing in PS or P status falls through, giving them a chance for a contract with the seller.
