(2) increasing their real estate transaction know-how/skills, and (3) who require a more deeply educated Professional...one who continues to study (beyond theory) and personally gain "real-world" experience in this craft...Richard chose real estate as a career while obtaining a Business Degree at the University of Houston. In the time since, he has been: a Broker/Owner, Investor, Builder, Land Developer, Multi-Family Owner, Renovator, Property Manager and much more. Richard has invested tens of $$$thousands in his real estate education and stands on the shoulders of many skilled mentors...mentors whose standard requires a mindset of "pay it forward"...into the lives of others...into the lives of his clients...to offer the best he knows, even from one's mistakes, appropriate to benefit his clients.

[B] For those who need/prefer alternative or creative financing, Richard operates a 3rd Party Owner Finance program which assists Buyers who are currently unable or prefer not to obtain traditional financing, including international Buyers. An Investor with strong credit will be provided to purchase the specific home selected by the Buyer and the home will then be Owner Financed. The Buyer provides no documentation, no income verification, no social security number and no ITIN. Their cash is their credit. A minimum of 15% down is required. No prepayment penalty. No balloon payment. The closing is at a Title Company and the Buyer will get the Deed.The program's price range is $150,000 to $3.5 million. Commercial properties considered on a case by case basis.

[C] To the benefit of Richard's international clients, Richard has lived 6 1/2 years in Europe, primarily in Spain and Germany, along with a summer in Holland. The exposure to many different cultures opened greater understanding of people outside of Texas and the United States. In particular, Richard experienced great love and genuine hospitality from Hispanics and as a result personally delights in the many Hispanic relationships which have afforded him opportunities to reciprocate.

[D] And for those families who experience current pressures...like the many varied inflationary, financial and numerous other squeezes on the family budget, families who are seeking to gain their best in their real estate choices...Richard can not only empathize, but under parallel pressures as a father of 8, he too had to find answers for the similar unexpected, variable expenses. He chose real estate as a tool for: (1) additional streams of income, for (2) legal, tax-free financial "chunks", and (3) as a plan for long term security for his wife, children, grandchildren, as well as for charitable interests. He enjoys bringing unexpected answers and strategies to families.
