If you are in contract with new constuction. When is the time frame for pendind status?

My client and I are in a contract that will be finish in February. The contract was sign 2 months ago. Does the home need to be listed on har and in pending? The builder have not gave me a answe to this.

New construction builders do not always input their homes for sale in the MLS, especially if it is a dirt build.

Depending on the builder, they may enter it into the MLS at some point in the future as it gets closer to closing, but it is not guaranteed that they will.

If your client has an executed contract on the home and there is earnest money in escrow, then they are still under contract on that home—even if there is no pending listing showing in the MLS. 
 
In addition, after the home sells, if it is never entered in the MLS, the sales price of this home will not be included in your production report generated by HAR.

This is why if you ever pull the property archive of a home, and there is no history, that’s because when it was purchased as new construction, it was never entered into the system.
