what is the difference between "pending" and "Option Pending"?

Option Pending means that the transaction is still within the Option Period. During the Option Period, the buyer has the right to terminate the contract for any reason. During this period, the buyer usually has inspections done on the house and negotiates repairs (if any) for items noted on the inspection report. The length of the Option Period is negotiable, but it is usually 10 days long. And, the Option Period can be extended if both the buyer and seller agree to an extension. Once the Option Period ends, the status of the listing changes to Pending.

HOW LONG WILL A LISTING STAY IN OPTION PENDING

The option period is negotiable between the buyer and seller. Most of the time, they are 10 days (calendar days) long. However, the option period can be extended if they buyer and seller agree to an extension. This sometimes happens if the parties are negotiating repairs and they need more time to get estimates for those repairs.
