Dolores, the TREC website is the website for license questions, inquiries, and information. The link in my \"source\" will take you directly to their \"contact\" page so that you may call or email them in regards to this matter. Your license shows to expire on the 31st of this month when I look you up on the TREC website, so if I were you I would call them ASAP to make sure your license is in the process of renewal. I took all my hours to renew my license, and I have not yet received. Who do I ask or where should I look on line for it?

Dolores, license questions are best answered by the Texas Real Estate Commission. If I were you, I would contact them ASAP to see what the issue is, they will definitely have the answer and solution! We are planning to move into a house this year in Sugar land.

Does anyone know if any usda properties in the area?

The USDA loan program is not property specific per se. It is available to be used on homes that lie within the geographical boundaries, as well as areas with populations less than 20,000; therefore the City of Houston would not qualify. This loan type has a maximum income limit based on the number of people that will occupy the home. It also has ratio requirements as many loans do. Your best bet is to contact a lender and find out if you meet the income limits and if the area you are interested in meets the geographical requirements. I\'m nervous about homes that have flooded during Harvey. I see some for sale with obvious flood damage. My understanding is that this type of information must be disclosed. Is that true? How can I determine what areas were impacted?

Hello Alan,\n\nI understand you concern about purchasing home that may have flooded. It almost seems that no area in Houston wasn\'t effected by Harvey. Deciding to purchase a home that once previously flooded is totally a personal decision. It is impossible to determine if a property will flood again, just the same as it is impossible to determine if a property that has never flooded will flood in the future. I feel that it is everyone\'s best interest to contact their insurance agent and probably should get flood insurance.\n\nYes, a seller must disclose if a property they selling has flooded in the past. Form TAR 1406, \"Seller\'s Disclosure Notice\", Section 3 asks, \"Previous flooding into the structure;\" and \"Previous flooding onto the property\". This is something that the seller must complete. If they don\'t answer those two questions I would inquire as to why they didn\'t. Could they lie, of course but I am not going to go into that understandably. There are a some seller\'s that are excluded from providing a Seller\'s Disclosure Notice such as foreclosed properties. In this case I would ask the neighbors. If they are not nice and don\'t want to answer your question then you probably don\'t want to live there anyway.\n\nPlease let me know if I can answer any additional questions. What type of programs are Available for first time homeowners?

There are many loan programs out there for first time home buyers as well as other types of loan that are available to all. You will want to contact a couple of lenders to find out what they have to offer you. There are many factors that go into purchasing a home but the FHA program is probably the most used finance type. Also, depending on the area you are wanting buy in, the USDA is an excellent program as well. Hey Guys I went through with the appraisal for the hud home and I over bid 3000.00 my realtor telling me don\'t worry about it ..she sent a amendment to hud last week they still haven\'t signed off on it agreeing to the sell price..am I worrying too much or is this the regular routine for purchasing a home?

You will probably have to sit tight and be patient. HUD does not have to lower the price to the $135K appraised value as there is nothing in the contract stating that they do. If they refuse to lower the sales price to the $135K you have two options: You can terminate the contract and move on to another home or you can pay the extra $3K out of pocket. If you choose to pay the extra, this $3K will not go towards your loan to value ratio so if you are getting an FHA loan you will still have to pay the 3.5% down payment along with the extra $3K as well as any closing costs and prepaids. TAR is working on approving an addendum that will address what will happen to the difference between sales price and a lower appraised value. During the contract negotiation phase, what to do if the appraised value is lower than the sales price will be negotiated up front, not after the fact.
