Extra costs at closing, etc? Are there special inspections you recommend and any additional information you can share on this?

Ashlee! I am not aware of any difference in insurance costs, but there could be some savings as far as water costs! Inspections wise, typically you may find wells on properties in GCD's, so you may consider a well inspection; same thing with septic for that matter! Though you may not need an extra specific inspection for this, I would be mindful of water-use appliances like toilets and shower heads; with conservation of water, low flow toilets and shower heads are generally super necessary, as well as the dual flush toilets for number 1 and number 2 haha! Here's a sort of pros and cons list about ground water conservation. Pros: Environmental benefits: Groundwater conservation districts are typically established to protect and preserve the local water supply. By purchasing a home in a conservation district, you can help to reduce your water usage and protect the environment. Lower water bills: Conservation districts often offer incentives or rebates to homeowners who install water-efficient features and systems in their homes. This can lead to lower water bills and long-term cost savings. Potential tax incentives: In some areas, homeowners who implement water conservation measures may be eligible for tax incentives or other financial benefits. Every home should be staged to some degree. The price point of the home will certainly dictate what makes sense. Vacant homes need to be staged with pictures, toilet paper (they'll be looking for it) towles, fake plants, hand soap, and other small items to basically not make it look unkept.

I have a few days left of my option pending period, I ask for another inspector who is a plumber specialist in bring camera for unseen pipes but owner refuse --is it a breach of contract. we give him $300 check. is it right for him to return it?
