I am moving out of an apartment after 5 years. It needs a coat of paint. Do I have to pay for it?

You have to review your signed lease contract. You can ask the lease manager a copy of the lease contract, and while you there, ask the lease manager what the best solution for your situation. Some apartment has a policy for painting a specific brand of paint and color code. It is best always to ask the lease manager because sometimes policy may change during your stay after 5 years.

Great answers! After 5 years you should be ok unless as previously stated there is unusual wear and tear to the sheet rock or excessive stains that will need more than a coat of paint. Check your lease to see what is stated about move-in and move-out conditions to be sure.

It depends on your lease, you should ask your landlord. A tenant is not responsible for normal wear and tear to the walls and floors. Normal wear and tear is defined as moderate scuffs, marks, nicks, light stains or spotting. When the walls reflect damage beyond normal wear and tear, tenants become responsible because it is considered damage. Examples of damage to walls includes holes that must be patched or a child coloring with a marker. You will need to look at your lease as Veronica stated. Typically, wear and tear is something landlords expect BUT, again, it is dependent on what the lease specifies.

Your lease/contract contains provisions for "move out condition" and "repair". Please find the lease you signed and read it carefully from page one to the end. And, do what the contract says to do.
