I would tell the buyer to view the area and access the previous flood situation because perhaps there is an area within the area that they like that actually didn’t flood or homes that didn’t flood. Then the buyer should get flood and other potential insurance coverage for such situations if they want that area and decide to purchase in that area.
If the property was flooded but remediated properly with proof provided, and the price is right, I would. If flood zone and flood history concerns the buyers, I would suggest buyers to look in the areas not in flood zone.
