Hey Jeffrey, Great Question. I have been prioritizing rentals for the past year now and I can say that I only use I have had the best success with using a combination of both forewarn and mysmartmove.com!
Jeffrey! I've represented nearly 100 landlords over the past 10 years and I have always used a combination of forewarn and mysmartmove.com! I have found some background things on forewarn before that mysmartmove did NOT pull up! Also, make super sure to investigate as much as possible; do the owner names match up with what's on the applications? Do the timelines on the applications add up with previous rental listings in MLS? Is the company an actual company and can you visit it to fully verify? I use RentSpree, i believe it was recently added to HAR. It has options to verify references and upload documents with the credit and background check. Property websites, client management and online rent collection for landlords and property managers. Its been a great resource for me.

I most of time get Smart move and I alredy done before with Rent Spree from HAR and check application and just verification also myself!! Thank you
Most of us use mysmartmove.com. Free for you to use. Tenants can pay the $43 fee directly to them. Works great.
Property Managers may complete comprehensive background checks including credit score, criminal history, rental history, etc through various third party sources such as My Smart Move. Many have different tier plans and associated costs.You are also able to reserve your spot for access to rentspree as long as you are a HAR MLS subscriber. This tenant screening service will be included as a benefit with your member shop.
