My client wants to either sell or lease his house! Preferably lease . How can I post it and know the appraisal

Welcome to Real Estate. I am fairly new myself so from my experience I would suggest finding a mentor- someone in your office, even your broker (if they have time). You will need someone who you can call with all of your questions and walk you through the steps. I have learned that there truly is no stupid questions.
Next, I suggest you take a matrix class (or two or three). I have taken several and learn something different everytime.
As for inputting your listings that is fairly easy.
1. log in to the members only portal and "enter Matrix MLS"
2. At the top select add/edit
3. Select which type of listing you would like
4. Input the listing information.

I suggest you request a mentor within your office or buddy yourself up with a seasoned agent that can guide you through the process.

Welcome to the industry! I would suggest getting a mentor in your brokerage to help guide you as a new agent. Your broker might also have training videos that you could watch. Each broker is different when it comes to their rules and policies, when listing a property, so reach out to someone in the office about what steps to take. Good Luck!

When adding the listing there is a box you can toggle that will let you select that the home is also available for lease

1. Login to Matrix and hover your arrow over the “Add/Edit” link
2. Select “Add”
3. Start putting your listing info in
4. On the first page, you’ll see the above mentioned toggle to also list as a lease.

I recommend taking one of Hars free Matrix classes on using matrix. Suuuuuuper informative, free and you get CE Credit

You can actually list it for sale and for lease at the same time. I think when you say appraisal you mean how do I know how much to list it for? You do this by doing a search for single family under rentals and check “solds” in that neighborhood. Once they pull up click on all of them and run “ quick cma” this will give you a average. You take that do the math and that will tell you how much to rent it for.

Welcome to being an Agent!

Once you login to the "Agent Portal" and enter MATRIX, hover on the "Add/Edit (Input)" Tab and select Add/Edit.
From there you'll be prompted to select the type of listing you want to add.
For your situation- where the client wants to sell and lease, you have to enter 2 listings for the same property, one for the sale and the other for the lease.
Once you enter the listing information on one however, you can copy the information to your second listing using the MLS number, it will save you a lot of time (PRO TIP)

As for appraisal.... this is not something a licensed agent does unless they are also a licensed Appraiser.
You or your client will need to hire and real estate appraiser to find the value.
For pricing (both rental rate and sale price) agents typically work with the seller/landlord after completing a CMA Report using nearby Comparables.
