This is a very common question asked by homeowners who wish to sell their home on their own. The short answer... only a Broker, Realtor or Real Estate Agent can list a house for sale on HAR (the local MLS System). Have you heard of Limited Listing Services? I specialize in this service. I cannot disagree with the majority of real estate agents who have already responded to this initial question. It is true that homes sold through an agent tend to have higher sales prices than those sold exclusively by owner. It is also true that one must be a licensed real estate agent to post a home for sale on HAR.com. What has not been talked about in this forum, that I have seen, is the use of a discount, limited service agent that will publish your listing in the MLS through an alternative channel such as FSBO.com or List2Sell.com. These agents charge several hundred dollars and may offer various levels of service, from MLS listing only to MLS listing plus other selected services. For people who don't want the full-service experience and who have an unlimited amount of time to invest in their own transaction, alternative listing services may be viable option. In the end, a lot of FSBO sellers end up hiring an agent to represent them because the process of selling a home is a lot involved effort than most initially realize. Plus, many FSBO's end up being sold to a buyer with an agent, and most will ask the seller to cover the buying agent's commission. I also recommend that anyone considering a For Sale By Owner transaction, buyer or seller, consult a real estate attorney to protect their interests.

The 10 answers after the first saying the same thing help us see why the real estate commission needs to be reduced from 6%. Agents spend too much inefficient time sourcing. The chance at getting a shot at a huge commission makes it worth it. the commission needs to be lowered, poor agents need to go and positively add to the economy in another way, good agents stay and use their time more efficiently with higher volume of listings, etc. It is a monopoly and the self serving information is exhausting. Lets see how long this comment stays up.
As everyone answered, only licensed agents have access to HAR and can list homes on it....you can post it at for sale by owner website, Facebook or nextdoor pages of area, but none of them really effective like HAR.

The homes featured on HAR are exclusively listed by the Realtors who are members of the Houston Association of Realtors. To sell your property on your own you would need to investigate alternative websites to submit your property's data to, and research ways to advertise your property. With that said, the vast number of home buyers use HAR to search for and find their new homes. If you ask a random group of people you know the question "How did you find your current home?" I'll bet the majority will answer, "I found my home on HAR." or "I found my home with my Realtor who is a member of HAR."
I understand that you want to get the most out of your money. Unfortunately, you will not be able to post your house on HAR without a licensed professional. If you would like to discuss some options I'm here to help.
Unfortunately, only Realtors can list n MLS. However, there are several For Sale By Owner websites available including Trulia & Zillow. If you DO want a Realtor to post your listing on MLS, you can work out a listing agreement with an Agent open to- if you sell the home you pay a smaller commission fee, EVERYTHING in Real Estate is Negotiable, But You Must ASK!
I would strongly advise against selling or leasing a property FSBO, just as I would discourage a Buyer or Tenant to go into a transaction unrepresented. Your Property is your investment and you should have someone knowledgeable in real estate assisting you in the transaction, just as a purchaser is making a big investment and should also have someone knowledgeable assisting them in the transaction. As a Seller, you will have obligations that you need to fulfill in order to remain in compliance with a contract. Likewise, a Buyer has obligations in a contract that if not fulfilled could risk default of the contract.
There are a ton of articles discussing the disadvantages of FSBO that I'd be happy to share. It's not worth the risk.

HAR.com is a site for Real Estate Agents and paid for by Real Estate Agents. It is just one of the ways Realtors invest in the marketing of their Clients' homes. The amount of exposure to thousands of agents that having your home on HAR.com can bring, is invaluable. I can understand you wanting to save money by trying to sell the house yourself. The fact of the matter is, year over year, most homes listed with Realtors sell for more money than those sold without an agent. HAR is the Houston area MLS, Posting here sends it to over 20 other sites like Zillow or Realtor but it is only one of the marketing tools Realtors use to make sure a listing gets maximum visibility. As mentioned only a licensed real estate agent or broker can list your house on HAR. It is not necessary to list your house on HAR unless you want to get the highest exposure and get most serious buyers for it. Work with a Realtor: he/she will put your interest above others by abiding the regulations and be honest to the third parties. To specifically answer your question about HAR.com, the homes listed on HAR.com and that as a result of being listed on HAR.com also appear on the other sites that get their information from HAR (zillow,realtor.com,homes.com,etc) must actually be listed by a licensed real estate professional or by a REALTOR like myself.
