My husband and I are looking for rental houses in a nice area such as Spring, Humble, Conroe, Pasadena, Tomball, Cypress or Houston area close to 77373. We are willing to pay a double deposit of $2500 or less. We prefer a 5 bedroom rental no less than a large 3 bedroom.

LaTarsha! Though I don't assist with rentals, I can tell you that the credit issue alone can make it a rough go in Houston, TX. However, IF that is the only issue, it shouldn't be too hard! Other determining factors are typically: Rental history (Past broken leases and/or evictions are no good), Income (typically landlords will want to see a minimum of 3x's the monthly rental rate), criminal history (felonious backgrounds are typically not looked upon favorably), Bankruptcies, judgements, and foreclosures will almost always also play a negative role in these things. But, if we ONLY have credit issues, then you may find someone willing to work with you, with the caveat of something like an increased security deposit (which you mentioned that you have, so thats good!) or increased rent, or a shorter initial lease term, or something of that nature! Best of luck to you on your hunt!!

One of the questions I hear a lot is: Can someone with bad credit lease a home? The short answer is yes, it can be done and only requires 3 things. 1. You must do your part. In other words you must be willing to put down a double deposit if need be. (You've already stated you have this one covered). 2. Plan for success. If you fail to plan, you are planning to fail! Start saving now, not later. 3. It's imperative that you work with a realtor who understands your specific needs and is willing to be your ally in the home leasing journey. The credit score minimum will be given by the Landlord on what they will and will not accept for rentals. A great alternative to try is, like you said, offering double deposits, offering months of rent up front, or providing another source of income through a bank statements or savings accounts!
