What determines which contract to use for selling a townhouse?

I put an offer in for my client for a townhouse using the condominium contract and the seller's agent told me I wrote it on the wrong form. She said it should be written on 1 to 4. I'm confused, because I've always did it on a condo contract for condos and townhouses. She listed the property under condo/townhouse MLS too. Am I wrong?

The simplest way is to look a the MLS listing. Under the section "Description and Room Dimensions" it lists "type of TREC contract" That will tell you if you should use a condo or a 1-4 contract. It will also list the type as N for condo.

Hi Jamie you can go to the counties appraisal district and see how the property is classified then you will know which form to use or contact the listing agent for clarity. Good luck
