what is the difference between active and pending

listing went from pending to active. what does this mean?

Hi Martha,

Active is when a property is available for sale (not under contract) and Pending (OP, P, PS) is when the property is under contract.

If a property goes from Pending to Active, this means the original contract fell through for some reason (Buyer terminated during Option Period, Buyer couldn't obtain financing, Contingency fell through, etc.).

Active means it is still available for sale. The Pending period starts after the OptionPending period ends, where the buyer has the right to back out. In the pending period sometimes the buyers mortgage process is still going on and the seller might still show the house to other buyer/s for any back up offer/s.

Many times other Agents will not show the pending properties because most normally close with no problem. I always double and triple verify properties statuses directly with the listing agent as anything can happen and just staying on top of things can allow you to put in a back up offer and be ready to proceed with the purchase if the sale falls threw.

That is a great question. An active listing is a property that is available for sale for the details that are listing on the MLS by the listing agent. A pending listing is a property that has a contract on it and is moving through the financial process towards a closed sale. An active listing is identified by an "A" and pending is identified with a "P". Always contact your Realtor if you need help with representation or questions.

Active means that the home is currently available for sale, whereas pending means the home is under contract for purchase. Most times Realtors don't like to show homes that are pending, but I've seen several situations where contracts have fallen through and a home that was pending goes back to Active status.
