It could be a variety of things but basically it's something like a fence that comes on to your property.

An encroachment is anything that extends over the property line on to a neighboring property. It could be as simple as a bush or fence but could also be part of the house or garage or part of a pool. Some encroachments are not a big deal while others are very much of a problem.

If it's severe, it may keep the title company from issuing title insurance or they could possibly delete coverage for anything involving that issue. If the property is being financed, the lender may not be willing to take that risk so the financing could fall through.

Some encroachments can be easily removed, but some can be an ugly legal battle depending on what it is.

An encroachment occurs when a piece of real property hangs from one property over the property line of another landowner's premises. The actual structure that encroaches might be a tree, bush, driveway or other flatwork, garage, fence, part of a building, or other fixture.

After doing so our grass grew back the next season but in less than a year the tree died! Some encroachments a create a multitude of problems between neighbors.
