Living area calculations for 2 story entry way

Hi !How is the living area calculated when you have a big 2 story open entry way ? I noticed HCAD counts it twice, once per each story, but to me that counts as living area only once since I cannot use it on the 2nd floor.I have the same question related to stairways.Have a nice day,Dani

HI Daniel,

The first floor of a single family home is measured around the exterior perimeter of the home. The square foot area is then calculated. The upstairs is measured from the inside (obviously not by the appraisal district).

If there is a huge discrepancy in the actual vs reported square footage of your home, it may behoove you to hire an appraiser for a square footage measure in order to submit to the county. Most appraisers charge $100-200 for this measure depending on the general size of the home.

For detached single-family houses, the finished square footage of each level is the sum of finished areas on that level measured at floor level to the exterior finished surface of the outside walls.

It's no fun when it is used to calculate your taxes owed however when you sell the home it will be worth it and you will be asking the same question on the other side of the coin.
