I’ve had a few more positive interactions since my last review, and it’s a new year, so I’d like to take some time to draw attention to the good things that have been happening here lately. I’ll attach photos as well. First I’d like to say that for the most part, maintenance has been on top of their game. They’re polite, they’re quick, and they’re knowledgeable. Secondly, the gates have been restored to full functionality. The apartments are feeling safer. Additionally we’ve had more neighbors beginning to move in, which is increasing the sense of community and a village for safety. The management has begun to roll out some major improvements as well. They’re remodeling the gym, fixing the front pool, and they’re beginning work on installing a new fence, all of which is pretty exciting. They’ve also begun landscaping. They’re cutting trees with obtrusive roots and high amounts of litter and trimming back foliage further from our apartments, which is keeping wasps and other tree critters off my balcony and out of my attic. I’m pretty excited to see where this all goes, and what they have planned next.

The team here are so very helpful! Through some circumstances that happened to me they gave me the couch from their own office and had the maintenance team bring it in. As you can see was major surgery! 🤣 Awesome job guys‼️ Job well done! Kudos! 👏🏻 👏🏻👏🏻

I lived here for over 5 years and must say that the new management is doing a great job at improving the property and making it safe! Iv never seen such an effort in all my time being here. They even have security during the day and night to ensure the safety of all the residents throughout the day. They also are working hard to improve the overall aesthetic of the property also. Everyone at the leasing office has been great so far! Adriana has to be one of the most hands - on managers I've ever met. She goes out of her way to ensure the property is improving and takes feedback from residents. I feel this place is taking a turn for the better!

The back gate has been open for months. People that don’t live in the apartments roam around the apartments daily. My car was broken into and the guy that did it had three charges already this was his fourth offense but he was dropped back off at the gas station. You will be paying for a gated community that doesn’t keep the gate close. There is always unnecessary fees being added to rent and don’t get me started on the pest. I have family of six stray cats that live by my apartment that fight all through the night. It was cool when the old management was here. Once new management came utilities went up 200. It’s always the city of Houston is the cause.

THE MANAGEMENT HERE AT ARISE BRIAR VILLAGE DOES NOT CARE FOR YOU, DO NOT MOVE IN HERE DON’T TRUST THE DISPLAY PICTURES ONLINE NOR VIRTUAL TOURS If I could leave 0 stars I would, because this is not a habitable place to live in. First day on move in we came to see how the apartment looked WE WERE EXCITED BECAUSE IT WAS A FRESH START FOR ME AND MY FAMILY it was disappointing I’ve had to kill MULTIPLE ROACHES AND BUGS. We didn’t even put our stuff in the apartment. The apartment smelt really bad the floor had holes under the carpet , deep seeking spots , bathroom was dirty , the walls were dirty , cabinets had holes , dust & pieces missing from it , the dishwasher was rusty and old and my leasing assistant was not on her job at all. I already know this will be a LONG 12 months and I’ve only been here for 3 months, literally. WE CAME ALL THE WAY FROM NY WE HAD TO STAY AT BEST WESTERN HOTEL BECAUSE THE APARTMENT WASN’T HEALTHY TO LIVE IN ESPECIALLY WHEN YOU HAVE A INFANT!!! Then the people in the office act like people are complaining for absolutely no reason but they are complaining because people ARE NOT doing their jobs. They are just there for a check! Our apartment had not even been cleaned on our move in date when we entered it so that pushed back our actual move in so they could fumigate and there are still roaches everywhere. This complex is disgusting. They lied about everything just to get you to sign a lease, the model apartment they show is way upgraded compared to what the rooms actually look like. WE ARE DISAPPOINTED
