Client wants to move into a new complex but is stuck in a lease they dont want to be in.

As stated above, I would direct the tenant back to the written lease for early termination and reletting fees. That being said, depending on the nature of the tenant/landlord relationship, the tenant could potentially negotiate an amicable separation by directly communicating with the landlord. Take caution in how much advise the client on this matter outside of directing them to their lease. It is very easy to cross into the gray area of giving legal advice; as the lease is a binding legal document.

Preparation for the Open House and the Property? Major Do and Don't? Most effective follow-up with attendees after?

Preparation and extensive marketing leading up to the Open House are key components to success. At my firm, we have a multi platform digital campaign in addition to offline avenues that provide massive exposure. Don’t sleep on old fashioned door knocking to neighbors with event flyers. You’d be surprised how many people would love the opportunity to “pick their neighbors”.

Client thought they were within days of ready to go active but some other issue has come up. Can the status be changed back to incomplete before the 21 days Coming Soon status ends?

It is my understanding that once a listing is set to Coming Soon, it can only be changed to active, withdrawn or terminated. You can confirm this with MLS Support.
