What is your experience as to which is the best Social Media Platform that generate leads consistently?

Hey Dimma, Great Question. I think the best social media platform to generate leads is where your SOI or "your people" spend the most time. For me personally, that's Instagram and TikTok. However, for my peers in my office who are older than me, that might be Facebook or X. I also wanted to add that by no means have I found consistency in generating leads through any of these social media platforms. I have just been witness to active social media, resulting in more leads, listings, rentals, etc.

How can I prepare my home for a successful open house?

Hey Dimma, Solid Question. Firstly I will always head over about two hours early to put signs on the major streets and of course in front of the house (personal signs are the best and balloons are always cool). Secondly, I clean and declutter the home and remove major personal items. You want to make sure to highlight key features, so ensure it's well-lit by opening up any and all blinds, and also make sure it's not too hot or too cold. Lastly, I will bring flyers, MLS printouts, my personal magazines, and something fun like a raffle or scratch-off. Always bring something and make sure the first impressions count. Everything else is up to you and I've always found the more the merrier! (Food, Drinks, I've seen taco trucks, face painting etc)

How can I maximize my return on investment when renovating a property?

Dimma great question! First and foremost, always remember that the two most important rooms in a home are the kitchen and primary bathroom, so always pay special attention to those! Be sure to use the most popular flooring and paint colors for the time as this will capture the widest audience of buyers. Research similar homes in the area that have been renovated and see what has been popular amongst those. Lastly, and I can not stress this enough: QUALITY QUALITY QUALITY! Weve all seen a ton of homes that look fantastic in pictures, and then when we get there, it was a half hearted, half assed mess of a lipstick job flip.

For agents actively working foreclosure properties in the Houston area, what price ranges and neighborhoods are currently showing the strongest investor activity? Are most buyers cash, hard money, or conventional? I’m looking to better position REO and pre-foreclosure opportunities for investor clients.

I have never known HAR to publish a direct investor activity by foreclosure pocket report, but you can pull it pretty quickly in Matrix.Heres what I recommend:Search CLOSED sales for the last 90180 days.Filter by keywords in remarks (REO, bank-owned, foreclosure, corporate-owned, as-is).Add the Financing Type field to your results.Sort by price band and subdivision/zip.Track: Cash vs financed purchases Days on market Sale-to-list ratioYoull quickly see which price ranges are moving fastest and where cash concentration is highest.For courthouse foreclosure auctions, buyers are typically cash due to funding requirements. On MLS-listed REO, its usually a mix of cash and hard money, with some conventional when condition allows.That approach will give you real numbers instead of assumptions.

how to create open house in har

Log in at HAR.com using your MLS login. Once youre in, click on MLS at the top and then go into Matrix, since thats where all your listings are managed.From there, open My Listings and find the property youre working on. Click on it, then go to Add/Edit. When you scroll down, youll see a section called Open Houses. Click on Add New.Now just fill in the details. Youll choose if its a Public Open House that buyers will see on HAR.com and Zillow, or a Broker Open House just for agents. Add the date, time, and any notes, like if youre serving refreshments or if visitors need ID for a gated neighborhood.When youre done, hit Save or Submit. The Open House usually shows up on HAR pretty quickly. I always check my own listing after just to make sure its live. Once its there, I grab the link and share it on Facebook, LinkedIn, Instagram, or even through text and email to get more people to come.

Hello, there are several sites that you will have to have a subscription to get comps, CoStar, Crexi, Commgate, and Reonomy. You can also use RPR which is part of your NAR fees. I hope this helps.

Hello Loopnet and Crexi are the top search tools to find properties for commercial realtors, however in order to get comps you will have to pay for CoStar which is part of Loopnets platform, or the paid version of Crexi. You can also use RPR which is part of your NAR dues and it is included. I hop this helps.
