Realtors are encouraged to hand out 3 business cards upon request for a referral. However, loan officers work so hard to find the best loan package for their Buyer that it can be frustrating to do all the work only to be passed up. How should a buyer compare and shop for rates? By relying on one lender to find the best product? By contacting three lenders and compare rates and fees? Something in between?

If I’m buying, I shop rates. If my preferred lender doesn’t give me the best deal, something isn’t right.

I had questions on courses that I am required to take for free to maintain my status with HAR and my license with Trec? I wanted to know what those course are and if I have completed it already, and if I have not? Please tell me the ones I need to complete, and the courses, I can do offline that I may not have completed between NAR and HAR. Also I am attempting to focus on NEW CONSTRUCTION consultant agencies, are there any course I am required to take, or can I do New Construction outright. Thank you.

Hello Huy, To find homes within a zip code:Log into HAR, matrix, quick search. about the middle of the page under the blue "location information" box is a field for "zip code,"fill in- you will see on the bottom left how many homes fit the search criteria. If too many, add other serach criteria to narrow. Then click blue "results" button at the bottom left to see a list of all homes. Hope that helps. HAR offers a Matrix webinar that is helpful. Can a real estate agent be licensed in two different states?

Yes, though you only need to be licensed in your own state to get paid a referral fee. However, if you want to help buy or sell in another state, then you need to get and maintain the license for said state. There of course are costs associated to keeping up with the license and where to hang it... I\'m licensed in both TX and CA. Hope that helps!

Be a good neighbor, take ownership, meet and get to know neighbors, attend PTO and/or HOA meetings, keep the home ara clean, well-kept, and well-maintained; drive safely and friendly in the neighborhood, wave at neighbors, organize and attend National Night Out, holiday open houses and block parties; thank your police and fire community helpers, read/support the local paper- it keeps the community transparent and encourages a thriving local economy through ads and articles; shop local, especially at the mom and pop eateries.
