Buying a home, for your family or an investment, is likely one of the largest purchases most people will ever make. Let\'s say you\'re looking at homes in the $500K price range. Ask yourself this... If you were going into a court case that will decidedly cost you $500K, would you use the other guy\'s attorney as your own? Of course not. When you don\'t use a buyer\'s agent, you are not being well represented and you have nobody looking out for your best interest. The seller\'s agent has signed a contract with his client promising to look out for his client\'s best interest, not yours. There may be information the seller\'s agent may know but, because they are fiduciaries, they may not be able to disclose that information to you. This is why it\'s important to not only have a buyer\'s agent, but also sign a buyer\'s representation agreement with that buyer\'s agent. EVERY Realtor you speak with automatically represents the seller and is required by law to look out for the seller\'s best interest, right up until the moment you sign the buyer\'s representation agreement. Once you have this "loyalty" agreement, this is the agent\'s promise of loyalty to then work on your behalf and look out for your best interest.
