The renewal processing time will not kick in until after the schedule closing date.

According to TREC Rule 535.91(a)(1) a real estate license expires on the date shown on the face of the license issued to the license holder, so an agent can close on a transaction through the end of the license expiration date. An agent can also continue to be active in real estate activities for an additional 60 days from license expiration date if they are yet to complete CE requirements on submission of a renewal application, and pay a $200 CE deferral fee - TREC Rule 535.91(g)

The sellers are backing out in selling the property because they owe the state of Texas more than what they are selling the property for. In other words they are not getting nothing from the sale. My buyer wants to force them to sale the property since we\'ve been under contract for so long. Even signing 2 extensions.

Yes, buyers have sued sellers for not selling the home that they have a contract on. Lloyd Hampton has several examples of this from past TREC court cases; you should be able to find his information at your local HAR. You can also search court cases about past real estate transactions as well if you think they will help you. Above all else, you should advise your clients to get a real estate lawyer if they want to know their options.

Even if there are no members in a family who inherit a property doesn\'t mean it is no one\'s. The house can also belong to the state of Texas if anything was owed to them. I would definitely hire a real estate attorney to dig some information. Title companies also use real estate attorneys to prepare some of their pw. If they can\'t help you they can atleast refer you to an attorney.
