Square Footage Variance from Appraisal District

Question

I am about to list a house and the sellers have finished an area that was not originally included by the appraisal district when the house was built.  This will be a high dollar transaction, and the difference in square ft will add well over $100,000 to the price.  Has anyone hired a company to verify / validate / document the square footage of a house?  Any suggestions or recommendations?

This is a very common issue I have seen in my 20 years selling real estate.  The appraisal districts frequently have incorrect square footage.  Its great if they are charging you taxes on a smaller home, but bad when they are charging you on extra square footage that you dont even have.  You need to hire an appraiser to measure and use that report as verifiable proof.  Dont guess or measure it yourself due to liability.
