Is it possible to lease a house 6 months and prepaid the full lease term amount without going thru credit application? I am single and I just want to pay in full every 6 months instead of a monthly rent.

Yes it is possible. Most will still want a credit application to check and also make sure not criminal background, prior evictions and property damage etc. Many people who have no credit or prior lease history may want to pay 6 months in advance but will still need to show that. Also keep in mind toward the end of the lease what is the landlords security for actual property damage? Again many owners will talk about case by case situations with a tenant. Just be upfront and honest, many situations can be worked out in advance as long as they make sense for the tenant and landlord. Having owned my own rental property I typically wanted a full picture of the situation and would work out leases that made sense. Property owners also have a specific criteria that they expect of each tenant.

what to do if i don\'t have a Supra Key and i want to show a home to my client?

In the greater Houston area it is really tough to work without a Supra however in some instances the listing agent can arrange for showing without supra. Some homes are still on combo boxes as well. Also you may work with someone within your office that will show your client for a showing fee either percentage or price per showing. Talk to your Broker and see if they can help. Personally when listing a home for a client I feel it is my duty to make the home available to be seen even if their agent does not have a Supra even though it may be inconvenient for me.

Is it ok to tell the seller\'s agent a present danger was spotted while touring her clients home

Sounds like the other agent had something else going on. In life if I see anything that poses a threat to someone I would report it. Reporting to the Seller\'s Agent was exactly the right thing to do. Now had you gone directly to the Seller maybe the other agent would have a gripe. I would absolutely want to know about it for my Seller.
