Jose Joya is a Realtor®, builder and investment-focused advisor based in Kingwood, TX. He leads Jose Joya Realty Group at RE/MAX Universal Northeast and co-founded El Toro Development, a ground-up construction company, with his wife, Genesis. That combination means clients get someone who sells new construction, builds it, and runs the numbers like an investor. Investing: rental portfolios and build-to-sell
Jose helps investors grow in two ways. For rental portfolios, he looks past the list price to what actually drives returns in Houston: realistic rent comps, property taxes and MUD or PID fees, insurance and flood zone, HOA rental rules, and repair and turnover costs. If the cash flow doesn't work, he'll say so. Once the deal makes sense, he negotiates the purchase and gets the home leased. For build-to-sell, El Toro Development takes investors from lot to finished home with one team: checking lot feasibility, utilities and deed restrictions, setting a build budget and timeline, and pricing the finished home to sell. Whether it's a first rental or a growing portfolio, investors get a clear plan and honest numbers at every step.
New construction, from the builder's side
Because he builds, Jose knows how builders price homes, where they have room to negotiate, and which upgrades add resale value versus which ones don't. He represents buyers at builder sales offices at no extra cost to them, negotiates incentives like rate buydowns and closing cost credits, and recommends independent inspections at pre-drywall and final walk, even on brand-new homes. New construction is also a strong fit for investors: lower maintenance, builder warranties and incentives that can improve cash flow from day one.
Landlords and leasing
Jose has represented more than 20 landlords and leased more than 30 homes. He prices rentals to the market, markets them, screens applicants and places qualified tenants so the investment keeps performing.
Sellers and listings
Jose has a solid record of sold listings, with a focus on homes priced at $400K and up. His builder experience helps sellers understand what their home is worth against nearby new construction and how to position it to compete. He is growing into luxury homes, waterfront properties and large development projects.

Should I buy now or wait? Jose walks buyers through current Houston rates, inventory and prices in their target neighborhood so they can decide with real numbers, not headlines.
Do I need a Realtor® for new construction? Yes, and it typically costs the buyer nothing. Just bring Jose or register him on your first visit to the builder. He negotiates incentives like rate buydowns and closing cost credits, and protects your interests in the builder's contract.
New build or resale? Jose compares the total cost of each, including incentives, property taxes, MUD fees, insurance and upgrades, so buyers can see which one actually comes out ahead.
What are MUD taxes and how do they affect my payment? Many Northeast Houston communities have MUD or PID taxes on top of county and school taxes. Jose shows buyers and investors the full tax rate before they make an offer.
Is this home in a flood zone? In Kingwood and the Lake Houston area, flood history and insurance cost matter. Jose helps clients check flood zones and get insurance quotes early.
Will this rental property cash flow? Jose runs rent comps, taxes, insurance, HOA rules and repair costs to show investors what a property will really earn.
Can I build a home to sell or rent? Through El Toro Development, Jose helps investors and owners go from lot to finished home, from checking the lot and utilities to pricing the finished home.
I'm moving to Houston. Where should I live? Jose helps relocating families compare Houston suburbs, commutes and schools, and works with Realtors® across the country to make the move smooth.
