Jessica, great question! Step by step: 1. On your HAR toolbar, look for \"AGENT TOOLS\" and click on it. 2. Look for \"MANAGE YOUR WEBSITE\" and click on it. 3. Look for \"SETUP YOUR WEBSITE NAVIGATION MENU\" and click on it. 4. Make sure the box beside \"VIEW MY SOLD MLS LISTINGS\" is checked. If it is not, click on it and make sure to hit the \"SAVE\" button at the bottom of the page. Side note: I personally prefer that ALL boxes are checked, because all of these tools/links/displays add value to your profile and site. Changes don\'t always work automatically, sometimes it takes a few days. If you have any issues with it working, contact HAR directly to tell them to fix it for you. So usually the buyer and seller work out arrangements for the home to be clear before the finally walk prior to closing. With the seller is relying on the income of the sell to close on the new home, and in order to move. We go to closing at 11 to sign our part and the mover are coming at 12. \nMy client and her family of four is completely out of the house they have all boxes in their garage. The buyer refuses to sign closing document becasue they still have boxes in the garage... \nLike moving guys are loading the truck. \nAt the same time we can get the keys to the new home because funding isn\'t completed becasue the buyer won\'t close.. so my clients are moving boxes outside just waiting.. for funding to be complete and it held up due to the boxes in the garage. I have had it happen once that the buyer asked my seller to move out for a walk threw and the deal busted due to the lender. It was a mess.. How can I avoid this from happening again?? What do you do?

If there are multiple closings that need to happen for a closing, it can cause a domino effect if one is delayed (especially the first one in line). When I represent a buyer I advise them up front that a seller can\'t necessarily move if they have no place to go in a tight time frame. To alleviate this, I will use a temporary lease back. The seller closes and have X number of days to move out. The buyer still does a walk through to look at the property to make sure it is in the same condition when the contract was written. The only thing I would do differently than in the past would be to lift area rugs. I had a seller \"leave\" a large area rug after they moved out and a HUGE stain/burn mark was being hidden that my buyer discovered once they moved out. Likewise I tell buyers to not schedule movers within hours of closing...that is always a bad idea.
