I have an older Tenant Client(72) (who has been my Tenant for 12 years) who is moving because I am selling my property. In helping her find a new place to live in the same condo property, a listing agent has refused to run the credit because my client will not complete app on Smart Move and said \"this situation is not going to work for my client\". What is your thought and recommendation to handle the situation? Isn\'t this discriminatory and mostly age discrimination since many seniors do not use electronic payment measures. What shall I tell my client? What to do? We are not a cashless society are we yet? Unfair to my Older Tenant Applicant.

When Seller\'s agent goes silent and unresponsive after counter offer, should we contact his/her broker directly, given the offer is time sensitive?

Often times, it is not the agent that is silent but his client. With that said though, the agent should be contacting you to tell you that they are still waiting for response from their client. If after leaving a message on phone, text, and email that you have not heard from an agent warned that you will be contacting their broker if no response within 24 hours, then after 24 hours, by all means contact their broker. Who knows? maybe the agent has fallen over dead or had an accident. I firmly believe that on important messages that they should be verbal phone message, text mail, and email. Don\'t depend on one method. It is a rooky mistake.

Need a good inspector for the Sugar Land area. Any recommendation?

I recently used Robert Goodspeed on my personal home. He did a great job. office@goodspeedinspection.com. There are many, many good ones as long as the inspector just answers the questions he is supposed to and doesn\'t try to influence the transaction deliberately. Some inspectors take a God role with their inspections i.e. they think they are not wrong. (For example, I had one say the condo had been flooded because he found moisture in the closet. The sale was lost and home went into foreclosure because the Buyer was scared off despite being told that the power washer ifor cleaning n the exterior breezeway had seeped into the closet AND the property was 5 feet above the parking lot. I had another inspector say the loft was going to eventually crash into the first floor. The seller had to wait a very long time to sell his property and drastically reduced the price due to the wrong inspection. Having sold many of these lofts over the years and no other inspectors made that call, the loft is still standing. Inspectors can be wrong but almost never will reconsider their opinions sadly. For liability purposes, it is best to give a client either a list or at least 3 inspectors to choose from so it doesn\'t appear you are deliberately influencing the purchase of the home.
