I had 2 listings that were non-qm loans. Ultimately the seller delisted. Since no one was willing to to do that type of loan. How to handle these types of listings?

Not sure if Im understanding this correctly, but are your clients specifically looking only for Non-QM loans? Or are they avoiding them altogether? The way the question reads, it could go either way.If your clients are hesitant to work with Non-QM loans, heres how Id approach it:Ive had listings where the buyer came in with a Non-QM loan, and the seller ended up walking away, not because of the buyers qualifications, but simply because they didnt fully understand the loan type. Thats where we, as agents, really need to step in.Non-QM loans are often used by self-employed buyers, realtors, contractors, small business owners, folks who may not meet traditional lending guidelines but have strong, verifiable income and are committed to the deal.In these situations, I recommend connecting directly with the buyers lender. Getting a clearer picture of the financing can help you communicate it more confidently to your seller. The more transparent we are, the easier it is for clients to make informed choices.At the end of the day, our role is to guide, educate, and advocate for our clients, not just through the showing process, but all the way through negotiations and financing discussions too.Happy to help if you want to talk through a specific deal.

Hi Prudence! Here is the EASIEST way for a new agent (or ANY agent for that matter). I use these forms all the time to help guide ME through the process of listing properties, be they rentals or sales. From the Dashboard of your HAR account, search for MLS Data Input Sheets and several options should appear for different kinds of properties. Single family, townhouse/condo, multi-family, lots, etc. and including rentals at the end. Click on rentals and there you will find ALL the information you will need to list the property on the MLS and all the questions you need to ask the seller/landlord. Print it out and take it with you when you meet with the seller/landlord. I don't know if the link I post below will get you there, but if you follow the directions I gave you, you will find it. You can go through it line by line with the seller/landlord and believe me, it's 12 pages long and covers every single data item you will need to list on the MLS. It makes submitting the listing VERY easy! You can even have the seller/landlord initial all the pages and sign at the bottom, which lends you credibility and protects all parties involved. I still use these! Hope this helps!

Hi It depends on the landlord or the property management company, but if someone has a score that doesnt quite meet the requirement , then it can be negotiated. Meaning , the down payment could be double or more than usual. Its a security that can offset a given criteria.

Now that we can immediately file for homestead exemption what is the best time to apply for exemption? Say the seller had senior & homestead in place when house was bought. Would buyer be better to wait gaining the home’s lower valuation? Or apply after closing getting new appraised value?

Expired Listings-How do I find the owners contact info?

There are several ways to do about it. One way could be to pay for a website that allows to have access to the owners of expired listings. Can be costly. But worth it another way can be the through HAR. It’s not straight forward, but it works. After you find the Expired’’s then you will need to use the app forwarn which is available to all real estate agents. You can find the phone numbers and addresses of previous homes. It’s a great way to look up people. Though you will not know if they are on a no calling list.

I am looking at a company that does just that. 100% with a $500 flat fee. or also does a 80/20 with reave share and you can have a team. They pay for Chime and all advertising sound good to me, No Monthly fees.
