There are many ways to lead generate, but what has worked the best for you? Specific details are appreciated.

Consistent source of referrals is by referral. I keep in contact with my clients before, during and after closing. I send a monthly enewsletter and also a mailed letter with an item of value (I belong to the Buffini Network that provides). I make phone calls, text when I happen to think of them, send notes etc. I have also received referrals via my online presence and reviews. I have tried Zillow, Realtor.com, Homes.com etc in the past to pay for leads - but I felt like I was flushing money down the toilet. At that time, most of the leads did not translate into sales (often they already had an agent!). Have a presence on social media - business FaceBook and Instagram, so you stay top of mind to those who may have forgotten you sell real estate.

Looking to generate more leads.

Hold open houses for your colleagues. The leads are the open house guests that aren’t currently working with an agent. These are people that are usually serious, and they may even need to list their current home for sale. Best of luck to you!

I want to buy a house. He abandoned for 4-5 years. I learned in the City Administration that there are heirs of this house who did not inherit, as they are constantly under the influence of alcohol. Do I have a chance to purchase this house?

I’d consult an attorney. That’s your safest bet to protect yourself.

The seller wants me to locate potential buyers before listing the home. I appreciate any and all suggestions.\n\nCharissa

No one can find actual buyers unless the client has already seen the house. That is quite unrealistic of them to ask this of you. You could talk to your co-agents at your brokerage to see if anyone is looking for a home similar to the house you are wanting to list. I’d let them know that there isn’t a way to have a buyer here you put something out for sale, no matter what it is. Good luck!
