Once you resolved the issue that prevented you from getting approved the first time, you should have no problem re-applying. There should be no reason for you to wait a full year, unless that was the estimated time the lender believe it will take to resolve the issue. Before backing out, think of all the reasons you wanted to buy a home in the first place. Are those reasons still valid? What have change, what is driving the fear? Make a list of all your concerns and discuss them to your Realtor. Is it the cost of the house, interest rate, neighborhood, resale, (un) employment or market behavior? Do you think its cheaper to rent now and buy later? Your Realtor should be able to answer and help you through your concerns.
