I have only used Ribbon with my clients. I love the option and it's nice to stand out. Their fee is steep and wouldn't suggest the lease back and buy option from them.

I am so confused where to start. My house is flooded in Savanna Estate. I don\'t know if I should sell it \"AS IS\" or Should I rebuild it? Will it be worth to rebuild and sell it. I also need a place to live as i have been living with family at a brother house for 3 months now. Someone told me that I need Realtor for House Valuation if sell it \"AS IS\" VS selling it after rebuild. Also what type of professionals i need to rebuild the house? Are there companies provide written QUOTES on the entire rebuilding with LABOR/MATERIAL? I heard there is such a thing called General Contractor but i can not find any information on google. Do General contractors have all the required licenses to build or rebuild the house? such as plumbing, electric, roofing, etc etc? I am so confused. Really need Help FAST.

Otherwise mold can be a big problem.\n\nYou should have contacted your home insurance company and FEMA to get help with insurance and disaster recovery help. \n\nThere are two options you have:\n\n1. I have an incredibly difficult client. They have cut off contact by phone, email or text. I have provided a completely acceptable contract they have refused to respond to, they will not authorize additional showings or sign the termination of listing. I have discussed with my broker but wanted other opinions. Not asking legal advise, just wanting to see if you have been through similar circumstances and how it was handled. It is my belief the listing contract has duties and expectations from both broker and seller. When one party does not hold up to their contractual duties, in this case multiple, at what point can the contract be terminated without mutual consent?

Have you checked if sellers have sold the house some other way without your knowledge? You might be entitled to commission if they have done so. \n\nIn this situation, it will be better to leave to your broker\'s discretion. He/she might seek legal advice on this matter.

Multifamily or single family? Real estate investors have been debating these two strategies for a very long time. Our company has invested in single families, small multifamily (1-4 units), mid-sized commercial multifamily (5-40 units), and large apartment complexes (40+ units).\n\nIt looks like your scenario is about small multifamily (1-4 units) where the utilities meter is only one but the utilities bills are split among tenants. This can be a good strategy for financing for the investors where they can still get conventional residential loans and also FHA financing with as little as 5% down. This can be considered single family property rented out to multiple tenants.\n\nIf the financing will be based on the property rental income, it is considered multi-family commercial property.
