Under the MLS rules "PS OR Pending Continue to Show" is: Used for listings currently under contract but are still available to show. Listings a contract with a contingency and taking back-up offers should be Pending Continue to Show.
I too feel that once the problem has been repaired, not many buyers are too concerned with past problems. I do find that a lot of home buyers do want a transferable warranty with any major repairs though.
I think it is a TOTAL waist of our dues MONEY!
In quick search Just put the subdivision name, sold status, closed date range and hit Statistics (do not click "search", just "statistics".More accurately would be to use "legal subdivision"...it's table driven so it avoids typos and different ways agents spell the subdivision. You do have to enter a zip code first though.
