Hi Paul. Get ready for some fun! What others have said is true. Find an agent that knows investing is very important. Most agents with no investment experience or don\'t own any may not be able to guide you through the process. Just because a home is cheap doesn\'t mean it is a deal. is another great resource to learn more about investing. Remember the first rule of investing...don\'t lose money :) Good luck to you!

Are you required to put up money in for the option ?

Short answer is yes. The main option fee must be paid or there is no option period. There must be at least consideration for the fee (at least $1 and up). Paragraph 23\'s specific language would say the option paragraph is not even part of the contract unless buyer pays the option fee within the 3 calendar days (not business) to the seller or listing agent.\n\nMany agents drop off the earnest and option fee to the title company (title shouldn\'t take option fee). It is the responsibility of the buyer\'s agent to get it to the right party. If title forgets or listing agent/seller don\'t get the option fee in the 3 day window, buyer is out of luck. Help i need more space

Hi Noah. Get in touch with an agent who knows the area you\'re trying to lease. Make sure the landlord provides you with a Tenant Selection Criteria so you know what the landlord is basing his decision on. If there is anything on there that you\'re not able to meet, go ahead and save your application fee for another home. If this is the home you really want, the agent maybe able to talk to the landlord to see if they can work something out.\n\nI\'d go ahead and complete a lease application and have your driver license, at least 30 days pay check stubs ready to go. This way, if you find a home, you and your agent can quickly submit an application and minimize your chance of missing on the home. Hope you find your next home soon.\n\n-Joseph,
