Unfortunately a lot of the banks have changed their rules the last few years. The loans are assumable however they have mandated that you have to be a relative or party to the Trust to be a candidate for the loan transfer. I have yet to find one that isn't like that now.

No, just because it is the owner of the home, they do not have legal rights to overrule the contract and lease terms. They are bound to the agreement as much as the tenant is. They can ask the tenant and see if they are willing to amend the lease agreement and terminate early but it would have to be a mutual agreement and signed off by both parties.

how do you copy a previous listing and save into an incomplete listing

You can copy/paste the information into a Word document and transfer into the new listing. As far as I know you cannot recreate the old listing by having it transfer automatically.
