Buying a house, we finally finalized the contract, then we get the sellers disclosure that says there had been termites but the house was treated for them. We got the inspector out and he found live termites, is the seller responsible for paying for the new treatment? \n\nWe requested he pay for the treatment and he is refusing, can we do anything?\n\nThank you!

Please ask you Realtor is you are still in your option period on the inspection of the home, and find out from her is the seller has had it treated before and you can pick up his warranty if there is one. And I would call a professional out and have the treatment of the problem by a professional and have a price for the repairs of it. Then your Realtor can help guide you on the cost of the repairs on the issue so it will help you determine the cost of the home.\n\nThank you \nConnie

I am wondering, since i will be representing a buyer how do i ensure that seller pays me my comission? Is this something that must be made clear upon communication with seller\'s broker?

Hey good question when you write the contract always put the commission on last page that the listing agent is offering, and if and when contracted is accepted the title company with handling collecting the money and passing the checking to the brokers or agent of record too after funding on the home.
