Due to my work relocation I will probably need to sell, and the question is for how much.I took the last 10 recent sales in my neighborhood with more or less the same amount of rooms and square footage. I divided the sold price by the square footage. Added them all together and divided by 10 again. The number I obtain was $107.00 and I multiply this by 2405 square feet. It gave me $257,335.00 . Is this the price I should sell my house or go should I go higher by a certain percentage (maybe 6%) since I know they will try to reduce this amount.Would that be a good way to look at it? or there are other ways to calculate the value of my home.

Your question was answered very wisely by several Realtor already, but I wanted to chime in and say that it''s hard to determine the value of your own home without having previous experience. Unless you had a nearby neighbor recently sell their home with an exact replica of yours, you''ll have to make the appropriate adjustments to the comps. If you want to sell by owner, you''re better served by hiring an appraiser. That won''t help with marketing the home and negotiating the overall deal, but at least it will give you a starting point. I can''t tell you how many times I''ve negotiated deals where the other party didn''t know what they were doing. This ultimately hurts the inexperienced seller, or even their respective Realtor.

We've found a house to buy that is $195,000. We were told that a $200,000 mortgage @ 4.25% with 3.5% down would run us a payment of $1775 a mo including est. taxes, insurance, etc. My figures for this house is $195,000 @ 4.25% with 3.5% down with taxes and est. insurance would cost around $1350. Can someone clarify this a little more for me? Am I missing something in the payment? I do plan on calling my mortgage company tomorrow but figured I would ask here first.

Property taxes will be between 2.5%-3.8% per year depending on the community. Once you know the tax rate, divide it by 12 and make sure to add the monthly PMI. Insurance will be at least $1500 up to $2500. Your lender is most likely using worst case scenario numbers.
