There are some good answers on here and I would suggest the following: #1 look in your mortgage paperwork and see if you have your survey from when you purchased the home. If this was fairly recent, you may be able to determine the boundaries and property lines. #2 Contact your HOA or POA (in writing) to determine the protocol for replacing a new fence - you may need to submit samples/color choices, etc. to be approved. You may ask them how other neighbors are handling the fencing situation in your community. #3 Get quotes from at least 2 or 3 fencing companies to determine the costs. #4 After you have done all of this, sit down with your neighbor (and maybe get another neighbor to join you) and discuss the options of working together to solve this problem - ideally to split the costs. If they say no, try to find out why and what they can do? If they don\'t have the money, try to get them to pay at least something, then you can reduce your costs further by installing the fence yourself - maybe they could help you with it manually or have some other family members that can assist? Or maybe see if there are any church organizations or non-profits in your area that offer help with home repairs, especially if you or your neighbor are elderly they may offer assistance. #5 Maybe do a temporary fix with additional post support if you or your neighbor aren\'t able to replace it fully so it is at least back in place. Congratulations on getting a home loan approval to buy a home! I know it must be extremely disappointing to find out that the home you were interested is \"currently off the market\". If you have an agent, you should reach out to them to contact the listing agent to see what the reason was and if it may be coming back on the market soon to see if may put it an offer if it comes back on the market. If not, your agent can run a home search for you based on your needs, wants and desires. Who your realtor is matters! Make sure you work with an Accredited Buyer\'s Representative who has been trained by the National Association of Realtors to be an advocate for you! Your realtor should be able to locate homes for you based on your criteria - be flexible - we are currently in a Seller\'s Market and there are more buyers than homes for sale and so the competition is tough! A realtor is a confidante and a trust to lean on and rely upon to guide through every step of the home buying process! That\'s why your realtor matters! Where is this located? In your bathroom or another room? If it\'s the bathroom, it may be mildew or not. When you take a shower, you should be running your vent fan to remove moisture from the air. It has been recommended to me by several home inspectors that one should run their vent fan while showering and then for at least 30 minutes afterwards to eliminate moisture/mildew. This will help eliminate mildew in your shower and bathroom (including the walls and ceiling). It is very important to determine if there is a water source causing this mold or mildew or discoloration - it could be a roof or vent leak or pipe leak. So try to determine the source of the problem - it may be the simple fix of running your vent fan or it may be a leak of some sort and should be addressed immediately.
