Adwerx, social media paid ads across all platforms as well as free social broadcast methods, reverse prospecting are all valid ways of being proactive to find buyers for listings you have, aligning your pricing to competitive neighborhood properties etc are all good strategies. Sometimes open houses work but time them right in order for them to be effective. Buyers will see your listing if it\'s on the mls but sometimes sellers just have to be patient.

Hello Charissa, go to the counties CAD website, enter the property address. If the address is listed, this home cannot not be listed as new construction. If your client insist that you list the property, as new construction. Explain to your client the consequences await you for incorrectly listing the property.\n

A home warranty, who pays for the survey, how many option days a buyer can pay for, how much a buyer pays for the option period, who pays HOA transfer fees, which title company to use are all negotiable. In the event of the home warranty, if a seller has a warranty in place, this extra added protection may even protect the seller in the event that something such as an air conditioner breaks the day after closing. Transferring the warranty to the new buyer allows the buyer to benefit from the service or pay for additional coverage. Adding a home warranty can even be a negotiable tool for the seller during negotiations. I would certainly recommend a buyer to negotiate a home warranty or get their own.
