Caitlyn McBee is a Friendswood REALTOR® and Broker Associate with eXp Realty who has been helping clients buy and sell real estate since 2006. She earned her Texas broker’s license in 2013 and brings 20+ years of experience, strong contract knowledge, and a practical understanding of the communities she serves.
As a Friendswood resident, Caitlyn has firsthand knowledge of the local market, Friendswood ISD, area neighborhoods, and the lifestyle that makes the community special. She works with buyers and sellers throughout Friendswood, League City, Clear Lake, Galveston County, and the surrounding Texas Gulf Coast communities.
Caitlyn takes a hands-on approach to helping sellers prepare, position, and market their homes. Depending on the property, her services may include pricing strategy, staging guidance, professional photography and video, curb-appeal recommendations, open houses, digital marketing, offer evaluation, and contract negotiation. Her goal is to help each home stand out while giving her clients clear, honest guidance throughout the process.

Caitlyn believes real estate is about more than completing a transaction. It is about understanding each client’s goals, protecting their interests, and building relationships that continue long after closing.
Outside of real estate, Caitlyn enjoys spending time with her family and three dogs, supporting the Friendswood community, traveling, golfing, and being near the water. She is also a proud Texas Tech Red Raider.
