How long after a file comes out of underwriting and disclosure are reviewed so you have to wait to close

After the Underwriter from the bank sends the \"Clear To Close\" to your Loan Officer under federal law they must provide you a closing disclosure at least 3 day prior to closing so the buyers can review all the fee\'s and closing costs associated with the purchase. If your buyers are purchasing with CASH then it should only take as fast as week depending on how quickly they can get the HOA information back; if the title company can expedite the HOA order so we don\'t have to wait 7-10 business days. Also it depends on how long your options period was, and if your title company can schedule you in that day.

Do you provide Sellers Disclosure at open houses or if a person request?

Brigida! If I am representing a seller, I ensure that the SDN is available upon request and in the even of an offer! If I am representing a buyer, I will ask for it and provide it to my buyer for review! I do not, however simply provide it willy nilly at open houses to potentially unrepresented folks!
