What are Exclusions in a Listing Contract?

If you are selling or buying a home you may come across a list titled Exclusions. Exclusions can include a widely diverse list of home accessories or even plants. Sellers may list a wall mounted mirror, window coverings or appliances. A buyer may be surprised to see such items listed as being excluded from the sale as it may not have occurred to them that they would be included with the sale of the home. However, an experienced Realtor© will help sellers list items that will not be included as a contractual assurance that the beautiful area rug, mirror or window coverings will not become a deal breaker prior to closing. As a buyer, you may not realize that sellers are sometimes willing to include items to help close a deal and your Realtor© can assist in including some items as part of the closing.

That is a short explanation. It is not unheard of for items that create the mood of a home or a room discussed as part of the closing. As a seller you should carefully evaluate your home and determine if there are valuable items that you would not be willing to part with. If you identify certain items it is time to pre-pack, or if they help to stage an area of the home add those items as part of an Exclusion List in the purchase contract.

If you are seeing a home for the first time and know that ‘this is the one’ you can make a note to ask your Realtor© if the seller is willing to include any items from the home to make the deal more attractive.  Some sellers are happy to leave items purchased for a particular room in the home with the new owners.
