Hi Friends, as a real estate professional, it is crucial to understand the correlation between various metrics in order to provide valuable insights to both buyers and sellers. Looking at the data provided, we can see a clear relationship between these key metrics.

Firstly, the Months Supply of Inventory being at 2 indicates a very low supply of homes on the market compared to the current demand. This scarcity of inventory can lead to increased competition among buyers, driving up prices.

The 12-Month Change in Months of Inventory of -21.88% further emphasizes this point, showing a significant decrease in available homes over the past year. This trend suggests a seller's market, where sellers have the advantage due to limited options for buyers.

The low Median Days Homes are On the Market at 16 days also supports the notion of a fast-moving market. Homes are selling quickly, indicating high demand and a competitive landscape for buyers.

The List to Sold Price Percentage being over 100% at 100.3% indicates that homes are selling for slightly above their listing price on average. This suggests that buyers are willing to pay a premium to secure a home in this tight market.

Lastly, the Median Sold Price of $1,725,000 reflects the high demand and limited supply of homes, resulting in higher prices. Sellers can expect to receive strong offers in this market, while buyers may need to act quickly and be prepared to make competitive offers.
