Why You Should Consider Buying A Lot, Small Acreage Tract, Farmland ?

The FIRST thing I want to say is that there are POSITIVE steps and actions everyone can do and take to keep the exciting desire moving forward towards owning YOUR OWN piece of real estate very soon !!  Many people have room to fit real estate in their budget; but maybe not land both land with a home on it right away.  You are not alone many of us fit into this situation but it doesn't mean nothing can be done about it.  

Let's face it reality is that it's harder today than 2-3 years ago; even 1 year ago to afford a mortgage loan of land with a home on it. Mortgage interest rates have outpaced incomes of most of us and along with inflation of everything hammering us it can make us feel defeated and like there are no options to ever get a piece of land and home to call our own.  But don't be defeated just BE Motivated, Persistent, and look at all Opportunities !

Maybe your best option is to first buy a vacant piece of land that works within your budget.  This way you can lock in the location you want and maybe even increase the size of the land or lot since your land loan typically will be much smaller than land with a home already built ?  Not to mention have more time to design exactly the home, amenities, landscape, accessory buildings and budget for the construction of the home and property.

This link is very informative article from a lender that outlines some of the basic differences between a typical single family loan of a home on a lot/land verses a vacant lot/land:   Home Loan VS Vacant Lot or Land Loan Differences.  Note: Always good to talk to numerous local lenders to find out what terms and requirements they can offer you.  Most local lenders want to make local real estate loans and know the local areas very well.

Vacant land varies in price much more than home price per square foot prices on average.  Overall as you'll see in the articles via links land prices have steadily been increasing year over year and over time that has proven to be true for a long long time.  Unlike homes land typically does not see more significantly value rises or decreases and typically a more stable purchase either for personal, investment, recreational, or commercial reasons.  So if you know roughly where you would Love to own some land of your own and ready to look and possibly purchase a lot / small acreage / farm tract to build a home on or simply keep as an investment ?  If you have a lot / small acreage / or farm tract to sell let us know because demand continues to remain high.
