I live in an apartment recently or as in over a month ago I transferred Apartments and I've still yet to receive my mailbox key a woman in front of me in the office said it's been 8 weeks since she's gotten her mailbox key I've had multiple things returned every time I go into the office they just passed the blame on to someone else and nothing ever gets done just want to know the laws here

I apologize for the late response, and I'm sure you've already figured out what to do on your own, however, here are some things I've found out.For Apartments, the mailboxes are generally referred to as "Cluster Boxes" these can be owned by the apartment community or the USPS (United States Postal Office). If the apartment community owns the cluster boxes, then they should be providing you with the keys to the mailbox at the time you receive the keys to your apartment. There shouldn't be a delay without documentation.If the USPS owns the cluster box then you are going to need to bring a copy of your lease agreement and your government ID to your nearest post office. The thing with government identification cards that most people don't know is that you are required by state law to update your address within 30 days of moving.So what happens if you can't get access to the mailbox to get your new ID? Insert dramatic emoji of your choice here! When you update your address, you'll get a copy of your new temporary ID that you can print. Yes, its only good for a certain amount of time, but, it'll work to take to the post office to order the keys. You'll usually get 2-3 keys and the fee is $25.00 as of the date of this answer.I've included a couple of links for your assistance and review.I recommend to my tenant clients that they get a post office box for official mail, this will be for anything from the state, federal government, or even previous landlords to forward mail to in the interim. There is a rental fee, but its usually not a lot, depending upon the size of the po box.I know this is a frustrating situation! I've dealt with this same issue personally, and I totally understand the frustration. I hope that this information helped you, or helps someone else in this situation.

The seller is obligated to deliver the document to the buyer within 5 days of having an effective contract to purchase. If he does not do so in time, but delivers it late, the buyer’s right to cancel the contract remains alive, until such time as the buyer receives the document and has ample opportunity to review it and respond. Nevada law requires the document to be delivered not later than 10 days prior to the close of escrow. However, proper procedure (and the contract) says the SRPD should be delivered to the buyer within 5 days.

Liam, not all properties are required to deliver a Seller\'s Disclosure form. There are currently 11 categories where a seller is exempt from disclosure. However, these categories are so specific that not many properties actually fall into them, so yes disclosure is required on many. Concerning the time required for disclosure, that a more difficult question. Your offer may have been written and submitted to the seller, but there is no requirement that the seller\'s disclosure be put into MLS prior to offer submission. Its rare, but I\'ve had a few sellers not want to complete the disclosure until they\'ve received an offer and we are under contract, as they don\'t want to share anything that isn\'t accurate and currently wrong with the property. In situations like this, I will discuss with the seller the importance of disclosing as quickly as possible. Of course the buyer can terminate the contract if disclosure was not provided in the time specified on the contract, also the buyer could potentially litigate for specific performance of the contract, however, in practice the sale will take a shorter period of time than litigation of this sort to work through the courts, so its not usually worth it. Threatening the seller to provide disclosure isn\'t really the best situation in negotiations as you\'re going to get an inspection report. You could just simply ask that the repairs are made to remedy the situation, if that works for your buyer.

Can I advertise a builder’s model home on social media?

Wow, what an awesome question. I don\'t know the actual rules about this, as many builders are private companies, and every builder does something different. As a rule, I don\'t market, or attempt to market any property that I don\'t have a listing agreement on (concerning paid marketing materials). For properties that are listed on the mls, I will ask the listing agent first before I share their mls listing to my followers on facebook, and other social media outlets. Often I will take my own photos on my phone, so asking them is a courtesy to ensure that anything I may post would not interfere in their current marketing strategy. If you want to share the property with your sphere, or your current client list, I don\'t see why you would need to ask anyone, or need permission from a builder as long as you\'re not making any promises that the builder/seller may or may not be able to meet. So your simple question kind of makes me want to ask, \"How do you want to share the builder\'s model home on social media?\" Doing a simple TikTok in the house, great, Instagram, great, just don\'t make promises, facebook, I\'d send it to your friends and friends only, unless you have permission to send it publicly. Currently looking to relocate to TX from PR and not sure how and when in the process inspection of the home take place. Construction is totally different from PR and I\'m afraid to buy a home with issues.

I apologize for the late response to this, however, I have been digging into what an inspection actually does, and from my understanding, the 1-4 Family contract for residential re-sale is not contingent upon the inspection, or the house being in any predetermined condition, or state of condition. This makes sense as often investment properties will be presented to the public for sale in conditions that are far less than what one may consider livable, while other properties will be filled with amenities not standard in your more common single family residence. The contract itself does not lay any requirements on the buyer or buyer\'s agent to obtain a property inspection at any given time. However, best practices will dictate that if your buyer is paying the seller any amount of money for the unrestricted right to terminate known as the Option Period, if the buyer has any concerns that the house may or may not fit their standards concerning the condition they should obtain an inspection at that time, so that the buyer has the opportunity to terminate the contract without penalty. Because this happens so early on into the contract often the lender can wait to order the appraisal until after the inspection has been completed and the buyer accepts the property. This will save your buyer the expense of having to pay for an appraisal for a property they are no longer interested in. I was hoping to find rules regarding this situation, as it is a complex question involving many moving pieces and parts to the contract. While this is an answer long time coming, I hope that it helps you!

Dwight, that\'s a great question!!!! I would suggest accessible, accommodating, custom build for custom needs and flexibility for both ada needs as well as non ada use. It will ultimately depend upon the modifications that have been made, and the intended use of the modifications. Should I have my realtor accompany to view open houses?

De\'Lisa, Great question, and you\'re getting some really good responses! However, I wanted to add, that you don\'t have to have your realtor go along with you. I give my clients plenty of business cards and an Open House Hunting packet that goes over what they should look at when going to an open house if they choose to do so without asking me to come along. While, I do enjoy my clients, and I love showing them houses that may potentially fit their needs, I also understand that my clients don\'t always want me tagging around with them if they want to go to an open house, so I give them freedom to request that I go with them. Having your realtor walk with you at an open house can benefit you in a number of ways, allow me to explain what we do at an open house as a host. Normally, the hosting agent is not the listing agent, and is holding the house open for the listing agent so they may be able to represent any person is interested in the house at the open house event. Also, this is a really good way to interview potential client, and for consumers to interview their potential realtor (if they don\'t already have one). If this is the case, the Host will ask you several questions, don\'t worry, they are trying to qualify you with either the house they are showing currently, or any number of their brokerage\'s listings or other listings that they have shown to other clients, which didn\'t fit their needs, but may fit yours. Some questions can be a bit intrusive, but its because they want to weed out the houses that just don\'t work for your expressed needs. If you are working with a realtor, like I tell my clients, greet the host, and be nice, but do tell them that you are currently working with an agent and if you like the house you\'ll be discussing it with your realtor.
