    About Caroline

    I would be very grateful to have the opportunity to prove to you the level of my exceptional skills, expertise as a professional Realtor and marketing specialist, and my commitment to diligent hard work. Over the years, I have developed a very unique and dynamic residential home selling and marketing system. Regardless of the size or condition of the home, we work with homeowners to develop and implement a strategic marketing plan based on our buyer target market. Selling a home fast comes down to 3 things: price, presentation and positioning. Having bought and sold over 100 homes myself, my goal is to put the most money in your pocket, whether you are buying or selling. I grew up in Texas and attended high school at Hockaday in Dallas. I studied International Relations at the University of Southern California. After spending a few years working in International Finance for Charles Schwab in San Francisco and then Lehman Brothers in New York and Hong Kong, I went onto obtain a Master degree in International Economics at Johns Hopkins University in Washington DC. It was in Washington DC, when I decided to launch a career in real estate, mostly buying and selling pre-foreclosure homes. When I returned to Houston, I decided to take my skillsets in scoring great deals in real estate and utilize these to help homeowners sell their homes for top dollar and buy homes for a great price. I'm a hard worker, a constant communicator, and a strategic problem solver when it comes to working for my clients. I love what I do and can't imagine doing anything else. If you'd like to know more about what its like to work with me, please check out my client reviews. My clients know best about what its like to work with me. I look forward to working with you and helping you achieve your real estate goals and dreams!

    What You Need To Know About Selling in a Sellers’ Market

    People even if they haven't been watching real estate news have heard about the sellers' market. Because there's a lot of talk about how strong the market is for people who want to sell their homes. People who are thinking about selling their homes might want to know: what does it mean that we're in a sellers' market right now, and what does that mean?

    A seller's market is a place where people who want to buy things are.

    The most recent Existing Home Sales Report from the National Association of Realtors (NAR) shows that there is still a very low amount of housing available for sale. There are enough homes for two months at this rate of sales.

    The Dream of Homeownership Is Worth the Effort

    width=350

    If you're looking to buy a home this season, keep going. Homebuyers encounter obstacles in any market, including today's. Perseverance pays off in the end if you decide to buy a home. According to a recent Bankrate survey, homeownership is so powerful:

    “Nearly three-quarters of homeowners say they would buy their current property again.”

    As the news goes today, you're more than likely to have heard about an increase in prices. In your day-to-day life, prices for gas, groceries, and more are likely going up. There are more and more costs for people to buy things. This can hurt your wallet and make you think twice about any big purchases you have planned.

    Is It Enough To Offer Asking Price in Today’s Housing Market?

    width=341

    Think about what you'll need to do to get your offer to the seller accepted if you want to buy a home this season. In the past, it was common for buyers to figure out how much less than the asking price they could offer and still get the home. This is no longer the case. The buyer and seller would then work together to come up with a new price that was somewhere between the buyer's bid and the home's asking price.

    What Remote Work Trends Mean Flexibility for First-Time Homebuyers

    width=275

    It can be hard for people who want to buy their first home to find a house because there isn't a lot of inventory. Besides, if you work from home, you may be able to use the time you have at work this year to reach your homebuying goals. This is because many people work from home.

    Homebuyers who work from home are getting more options, Arch Capital Services says in a new report.

    A few people who can work from home on a part-time or hybrid basis will now have the option of moving a little farther from their jobs. For workers who get full-time jobs from home, where they live will depend on how much it costs and how much they like where they live.

    Rates on 30-year fixed mortgages from Freddie Mac have gone up a little bit in the last few weeks. The average rate rose to 5%. That news might make you question the timing of your home search, but the truth is that timing has never been more important. You may want to put your plans on hold in the hope that prices will go down, but that will only cost you more. There is a good chance that mortgage rates will keep going up over the next year or so.

    For people who want to buy homes, here are some things to keep in mind as mortgage rates rise.

    How Mortgage Rates Change What happens to you when your mortgage rate goes up

    Your mortgage rate is very important when you look for a house. As interest rates rise, they change how much you'll have to pay each month for your mortgage, which affects how much you can afford to buy. Using the chart below, you can see how even a quarter-point change can make a big difference to how much you pay each month.

    Why Pre-Approval Is an Important Step for Today's Homebuyers

    Why Pre-Approval Is an Important Step for Today's Homebuyers

    When you buy a house this season, you need to be careful and competitive to get the best deal. When you buy something, you need to get it approved first before you can get it. To find out how much money you can borrow for your loan, you need to get pre-approved from a lender. Peter Warden, who is the editor of The Mortgage Reports, explains why:

    The lender will check your personal finances and send you a letter that says how much money you can get from the lender. In addition to setting a price range, this lets sellers know that you're ready to make an offer.

    Because today, that's very important. As many people want to buy a home as there are homes for sale, there is a lot of competition between them. In general, the National Association of Realtors (NAR) says that the average home is getting 4.8 offers when it goes on the market. There are still a lot of bidding wars, as a result.

    Eduardo Delgadillo
    Realty World Elite Group
    About Eduardo

    Edward is a Real Estate agent with over 11 years of experience, but more importantly, he's a Texan with a passion for helping individuals find the right homes. Whether they are buying, selling or investing, Edward serves each client with integrity and dedication, using expertise from many real estate areas.

    Born and raised in Houston, Edward's fascination with architecture and design took hold in high school, where architectural drafting classes led to his decision to attend the ITT Technical Institute for Drafting. His education in architectural drafting allows him to look at small details and look closely at the quality of a home build, skills he uses to ensure better matches for clients.

    When it became clear Edward wanted to help individuals realize their dream of home ownership, he began his journey at MHI Inc., selling new homes. There he was exposed to the building process and standards of building a quality, energy efficient home, and the importance of passing that information on to clients. After a stint in the city of Austin, expanding his knowledge of new home sales and marketing, Edward knew it was time to return home to Houston, where he transitioned to residential sales.

    Over his career, Edward's experience working for a large broker and holding key positions in several successful Inner Loop boutique firms has resulted in better service for his clients. He's managed more than 200 listings and knows what it means to run a successful real estate firm behind the scenes, so he understands the importance of organization and the fact that time is of the essence. Edward is proactive and makes sure things are taken care of ahead of time, to speed the process along and reduce client anxiety

    Edward currently works the Greater Houston Area, specializing in the Medical Center, Museum District, Montrose, and Upper Kirby areas, with experience in the West University, Southside Place, Braeswood Place, Bellaire and Heights neighborhoods. During his downtime, you can find Edward spending quality time with family and friends, trying new restaurants around town, going to the gym and taking walks in Memorial Park.

  • Every time Emmy Rhoades thinks of her parent's advice — "follow your dreams and be a better person" — she does just that. Though she started in the industry just over two years ago, real estate has always been a passion for the owner of Realty World Elite Group. "I've enjoyed the business aspect of real estate and the significant risk of buying and selling for all parties," she says. "Real estate has always been a blessing to the livelihoods of the many clients I have helped, including myself."

She holds a Certified International Property Specialist designation, which enables her to market properties outside of the U.S. Rhoades was among the Houston Association of Realtors' 20 under 40 Rising Stars in Real Estate last year and was also recognized by her franchise company, Realty World International, with personal and office-wide excellence awards in 2017 and 2018. "I've only been at one company, and from the very first day, I felt like I joined a family," she says. "In January 2018, I was overjoyed to become a partner."
  • Rhoades' biggest sales accomplishment in the past year was taking over an expired listing that had been sitting on the market for more than 12 months. "Several offers and deals came in, but many unusual roadblocks interfered with the transactions. The emotions ran high and my seller was about to give up," she says, noting she remained calm despite the many hurdles. "Because of my past experiences as an investor and through my CIPS training, I was able to convince an investor that this was a great deal."
  • Rhoades maintains balance in her life by cooking, traveling and spending quality time with family. Experiencing the joys and pains of motherhood has contributed to her success by making her stronger. "I am not a quitter," she says. "I am fueled by challenges and not afraid to face problems.

  • Clients Testimonials
  • Prior to knowing Emmy as our realtor, she had been a friend to my wife and family for nearly a decade. She would often invite us to gatherings at her home and would often call to make sure we were coming and when we were there check that we were enjoying ourselves. Always comfortable with people and with her ability to find an association with nearly everyone, it was an extraordinary fit that she had become a realtor. Over the years I have purchased and sold a few homes, some by myself and others through a realtor. Prior to working with Emmy, my experiences with realtors has always been rather negative. Usually, I found myself on a need to know basis and often time the realtors I worked with were either completely unavailable or unable to do their job. I often found them to be the crux of either my purchase or sale. It has not been like that with Emmy. When my family grew and we needed to expand we decided that going with her was our best option. Not only did she know us as friends, but we knew she would take the time to understand what we wanted and needed in a home. We spent several hours discussing with her what we were looking for and what ares we planned on moving to. Emmy made several observations about the areas and about the homes we were interested in and helped us refine what it was that would work for our growing family. Over the next few weeks of looking at different homes in our chosen area, we had settled on two different homes. When the time came to get everything together for the home we had settled on, Emmy was there to work with us at any time during the day or evening. She helped us get with a good mortgage company and worked with us when we had questions that we hadn't thought of until 10 pm on a Sunday evening. Our home closing went through on time with no surprises or last minute gotchas which is, honestly, the biggest fear when purchasing a new home.

    My family grew once again when we inherited my mother; We needed a larger home and we needed to sell our current home. Once again, we were working with Emmy to find our newest homestead. Even with her own family emergency back in the Philippines, Emmy contacted us and while she was away had someone she trusted in her place to make sure that we were being worked with and not forgotten as some other would possibly have done. As soon as she returned, Emmy was able to help us pinpoint, once again, a home that met exactly what we were looking for and negotiated the best price in a very nice neighborhood. As we prepare for the inevitable sale, I am looking forward to selling my home with Emmy. She is quick to offer pointers and ideas to help us with our next steps in selling our home. She already knows the pricing in our area and has already begun put together a plan to help get our old home sold and my family happily in their new home. Had she been the first realtor I had worked with I think the bar for realtors would have been set so high that I would have absolutely refused to work with anyone else in the business. To that point, when we prepare to purchase our vacation/retirement home in the Philippines or any other property for that matter, she will be with one to gain our business and help us find the exactly what we are looking for.
